Minerals:   Sellers to reserve all oil, coal, gas and all other minerals the sellers may now own of record.

Terms:   Cash, with 10% down as earnest money upon completion of bids and balance payable within 45 days.  The property is currently enrolled in a CRP contract through September 30^th, 2032 and is being sold subject to said contract.  The buyer will assume the CRP contract and be liable/responsible for any penalties or repayments associated with early withdrawal from the program.   There are 90 acres enrolled at a rate of $62.34/acre for an annual payment of $5,611/yr.
