What if I own the minerals on my property and wish to reserve them? Does this effect the value?

No, not typically.  It is basically expected that minerals are not included with a sale of land in Western North Dakota due to the common knowledge of the public that there is an abundance of oil in a few areas.  Reserving them is easy.  We include a mineral reservation in our purchase agreements, reserving our sellers what ever minerals that they own of record.  (Sometimes there are no minerals owned by a surface property owner if the minerals have been previously reserved by a prior owner.)  The mineral reservation is then acknowledged in the deed that is recorded at the courthouse conveying the transfer of ownership to the buyer.

NOTE:  This is not to say that the minerals themselves have no value, because they absolutely do.  However, if the sellers should wish them to be sold, they should be negotiated on as a separate asset from the land, in our opinion.
