Terms:   Cash, with 10% down as earnest money upon completion of bids and balance payable within 45 days.  The property is being sold subject to a lease through the 2025 crop year ending December 31, 2025.  Seller is reserving the 2025 rental income.  The property is sold subject to a U.S. Fish & Wildlife Service Grassland Easement on everything except the 7.25 tillable acres.
